How rats move through a New York block
A Norway rat colony does not live in your building so much as in your block. Burrows go into soft ground, which in New York means tree pits, courtyards, rear yards, planters and the soil beside a cellar entrance, and the animals travel out from there to feed and back again before dawn. That foraging radius, a hundred to five hundred feet, is why a spotless building can still have rats at the door. The food supply might be a restaurant's staged bags two doors down or an overflowing corner basket. Control that ignores the block only relocates the problem for a few weeks. What works is layered. Take away the food by changing when and how refuse is staged. Take away the harborage by clearing clutter and treating burrows so you can see which ones reopen. Then close the building at grade: cellar doors gasketed, hatches latched, floor drains screened, and every abandoned pipe penetration mortared shut. When a rat cannot get in and cannot eat, it moves on to somewhere that has not done the work.
Why mice spread through an apartment line
Mice in a multi-unit building behave like water in a plumbing system. They travel vertically through the chases cut for risers, horizontally along the space above dropped ceilings, and out into apartments through the gaps around pipes under sinks and behind radiators. One apartment reporting mice usually means several apartments have them and only one tenant is paying attention. This is the reason single-unit treatment so often disappoints. You can trap out the mice in 4B, and 4C will resupply it in a fortnight through the same chase, because a quarter-inch opening is all the passage required. The fix is unglamorous and cheap per unit: pull the escutcheons and access panels, pack copper mesh tight into every penetration, seal over it, and do it in every unit on the line at the same time. Pair that with trapping in the units showing activity. If a managing agent will only authorize one apartment, seal yours anyway, because it stops your unit from being a destination even while the building sorts itself out.
What rain and low elevation do to rodent activity
One of the most common reasons a quiet building suddenly gets loud is weather. New York averages about 49 inches of rain a year and sits at an average elevation near 33 feet, so groundwater is close and heavy storms fill burrows and back up into cellars. When a burrow floods, the rats living in it do not disappear. They move to the nearest dry, warm space, which is often a sub-basement, a boiler room or a utility chase. People assume a new colony arrived. Usually an existing one relocated forty feet. The practical response is to inspect after major storms rather than waiting for droppings to accumulate. Check cellar corners, behind stored material and around floor drains, since a drain that has lost its grate becomes a doorway once water recedes. Keeping cellar storage off the floor and on shelving makes evidence visible early, which matters because a population that establishes in a sub-basement is far more work to remove than one intercepted in its first week.
Renters, owners and who is responsible
The split follows the same logic as any other repair. Holes in walls, gaps at pipe chases, broken cellar doors, missing drain grates and damaged door sweeps are structural, and structural items belong to the owner or the building. Food storage, dishes, trash timing and clutter belong to whoever lives in the unit. Where it goes wrong is documentation. Verbal requests vanish. Photograph droppings with a date visible, write down where and when you hear activity, and send requests by a method that leaves a record. When a pest control technician visits, ask for a copy of the service report, since it lists the entry points found and becomes the evidence that sealing was recommended and not done. For small building owners, the calculation is simple. Paying once to close the cellar and the chases costs less over a few years than an open-ended monthly service that keeps numbers tolerable without ever fixing the route. Cleaning up after rodents without making it worse
Cleanup is the step people rush, and it is the one with a health consequence attached. Dried droppings and nesting break apart when disturbed, and a broom or a vacuum sends that material into the air of a small apartment. The CDC procedure is short. Ventilate the space for 30 minutes before you start. Mix about 1.5 cups of household bleach into a gallon of water, spray the droppings and nesting until they are visibly wet, and let them soak for five minutes. Wipe up with paper towels, bag the waste, and wash your hands afterward. Wear gloves throughout.
