Vegetation planted against the wall for privacy adds concealment along its whole length. That means the neighbor's problem is closer to yours than the distance suggests. Norway rats burrow at the wall base where soil is soft and shaded, and the burrow may sit on one side of the wall while the feeding happens on the other. What to do about it is unglamorous. Walk the wall and look at the footing for scooped-out gaps and worn runways. Pull dense planting back from the base so the corridor is exposed rather than covered. Trim anything that lets an animal step from the wall top to a roof or a tree. None of that replaces sealing the building, and that is the point: because you cannot control the corridor, closing your own structure is the part of the work that keeps its value regardless of what happens next door.
Follow the water on a nine-inch rainfall lot
If you want to know where the animals spend their nights on a Mesa property, stop looking for spilled food and start mapping moisture. The riskiest moment in a desert rodent problem is not the infestation. It is the cleanup, and it usually happens in spring. A closed shed, garage corner or stored vehicle accumulates droppings quietly over months, and in a climate this dry they become brittle and light. Then somebody opens the door on a spring weekend, reaches for a broom or a shop vacuum, and puts all of that into the air in a small enclosed space. Arizona recorded three provisional hantavirus cases in the 2025 federal count, and deer mice living in exactly these spaces are the carrier. That is a small number, and the procedure that avoids it costs twenty minutes. Open the doors and walk away for half an hour. Come back with gloves and a sprayer of bleach solution mixed at roughly a cup and a half per gallon. Wet everything, including material you intend to throw out, and give it five minutes before you touch it. Wipe up with paper towels, bag the waste, and wash thoroughly when you are done. Do the same for a vehicle that has been parked for a season, since nesting under a seat or in a cabin filter concentrates the problem into a very small volume of air.
Telling a sealing scope from a service plan
Two proposals can land within a few dollars of each other and deliver completely different value, so read what is being done rather than what it costs. Ask whether openings are listed individually with a material named for each. On masonry construction that list should mention weep hole covers, stucco patching and metal at cooling and utility penetrations.
