People often discover the infestation by noticing a wet patch in gravel where there should not be one. So the first walk of the property is not about gaps, it is about moisture. Repair the lines, cap the leaks, take the bowls in at night, and thin the cover that keeps mulch damp. Sealing after that does far more than sealing before it.
Stucco, block and tile: where these houses actually leak
The construction style across Las Vegas, Henderson, Reno and Sparks creates a predictable set of openings, and knowing them shortens any inspection. Weep holes are the first. They exist for drainage and they are exactly the size that matters, which is why they should be covered with quarter-inch mesh rather than plugged shut. Second, penetrations: every place conduit, plumbing, a cooler line or a low-voltage cable passes through stucco or block was sealed with something that has since cracked in the sun. Third, the roofline. Tile roofs leave voids at the eave where the tile courses sit above the fascia, and those openings can lead directly into an attic. Flat roofs have parapet and scupper details with their own gaps. Soffit and gable vents commonly have screening that has failed at a corner. Fourth, block perimeter walls. It is the best window for sealing, since attic work is survivable and populations have not peaked. June through September is heat management. With highs near 100F, rodents move activity into the coolest available spaces and hours, which means garages, shaded structures, irrigated beds and attics on the north side. People often first hear ceiling noise in summer for exactly this reason, and attic work becomes brutally hot for anyone doing it. October through December brings a moderate move toward buildings as nights cool toward the 31F winter low. It is a nudge rather than the wholesale migration a cold state sees, but it is when garage and pantry complaints climb. January and February stay active. Breeding slows without stopping, and irrigated yards keep supporting populations right through. The practical consequence is that exclusion here is maintenance rather than a one-time winter chore.
Cleanup in a dry climate, and why the method matters
Dry desert air changes the risk profile of a cleanup job. Droppings dehydrate quickly and turn to dust with very little disturbance, and a garage or shed that has been closed through a Nevada summer can hold a substantial accumulation in a small, still space. That is precisely the scenario CDC guidance addresses. Of 890 hantavirus cases recorded nationally since 1993, 94 percent were west of the Mississippi, and the exposure route described is deer mouse droppings in sheds, cabins and garages rather than a mouse crossing a kitchen floor. Spray until droppings and nesting material are visibly wet, and give it a full five minutes. Then pick everything up with paper towels and put them straight into a sealed bag. Wear gloves and wash up when you finish. The part people get wrong is the shortcut: a broom, a leaf blower or a shop vacuum on dry material. In a small enclosed space, that is the single action the guidance exists to prevent.

That separation is what lets you compare two companies rather than two totals covering different work.
What drives the price, and the questions that settle it
Nobody can quote this accurately without climbing a ladder, and two similar-looking houses can differ substantially. Here is what an estimator weighs. Spread first: garage-only activity is a smaller job than activity in the garage, attic and kitchen, since each area needs its own traps and its own hours. Second, the number of openings and their location, because ground-level mesh work is quick while sealing along a tile eave line means access equipment and time. Third, cleanup. Removing soiled attic insulation, disinfecting and re-insulating is a project of its own, and on homes near the state median value of $400,000, with cooling loads running most of the year, restoring that insulation is worth doing properly. Ask whether it is inside the number. Fourth, follow-up: how many visits come with the job. Fifth, the exclusion warranty, whose length and voiding conditions vary more than the sealing price does. Ask both companies the same closing question: if I hear attic activity again two months from now, what happens and what does it cost. Compare those answers before comparing totals.
